Current expenses

In this section we want to acquaint you with general information about taxes and documents, as well as about other important points that arise after the acquisition of real estate in Spain.

 

1. Home ownership and maintenance costs

 

1) Communidad is utility bills, but not electricity and water, but maintenance of the local area, it all depends on the size of the land, the availability of the pool and their maintenance. The communidad is paid only if the house is located in an urbanization. In urbanizations with small houses, communidad costs 30-60 euros per month, with medium-sized villas 50-150 euros per month, maintenance in apartment complexes is 50-150 euros, territory maintenance in elite complexes 200-800 euros per month. The size of the communidad is approved at the meeting of owners, at which various issues are considered, including the estimated cost for the next year, such meetings are most often held in August.

2) Real estate tax in Spain - IVI (we will consider in more detail below).

3) The tax on garbage and sewage disposal is a municipal tax, which is levied on a mandatory basis from all owners of residential premises. Regarding commercial premises, you pay tax only if there is an office and a working room in it. If the premises are closed, then you do not pay tax. Most often, this tax is levied in April, with the exception of the city of Alicante.

4) Federal real estate tax of non-residents (we will consider in more detail below)


If a family of 3 people is constantly living in the apartment, then the monthly electricity and water costs will be approximately 100-200 euros.

If the housing is not used and no one lives there at all, but at the same time contracts are concluded with water and light companies, then the minimum payments are deducted from the account, in the amount of 10 - 15 euros for light, and 7 - 15 euros for water. Amounts may vary depending on the municipality in which the property is located.

 

2. Property taxes in Spain

 

It is very important to initially understand the real costs that are expected after the purchase of real estate in Spain, as well as know the running costs that fall on the owner of real estate in Spain. We will tell you about all types of expenses, but it must be borne in mind that the amount of payments may vary depending on the particular circumstances of each object.
