Preparing for the arrival of the visit

To do this, we need to know in advance, preferably in 2-3 days, or better in a week, the desired date of viewing the objects, and also, specify the wishes for the time of inspections and questions you are interested in about these objects.

 

Viewing one real estate object takes an average of one hour, therefore, from 6 to 10 objects can be viewed per day. In two days you can have time to see about five cities and in each of them 2-3 objects. Usually, on the third day, we organize re-shows of those properties that you are most interested in and which you intend to purchase.

 

Trip for the purchase and registration of real estate in Spain

 

On a trip to purchase you need to take a deposit with you. The deposit is usually - 5 - 10% of the cost.

 

All expenses for registration for secondary real estate are as follows: about 13% (without a mortgage) and about 16% (with a mortgage) - this amount includes: purchase tax and the amount for registration - they will be mandatory at the time of registration of the purchase agreement.

 

The main thing is to choose a property (it can take at least 1-2 days), we can make a deal in 1 day. To do this, you need to make a deposit under a preliminary contract - a pre-contract, and then make transfers from the bank of your country to your personal account in a Spanish bank (this is mandatory - when buying with a mortgage) or to the account of the seller or real estate agency (depending on who the contract is concluded with ) or other settlement methods agreed upon by the parties.

 

If you bring money for prepayment with you, you can take in cash an amount that you can not declare at customs - it is allowed to transport $ 10,000 per person across the border or, in terms of euros, it will be about 7,000 euros. Amounts over $ 10,000 must be declared and the origin of the money confirmed, then any amount can be transported. Confirmation is possible by loan, donation, documents on receipt of dividends, on the sale of real estate and much more.

 

As a result, for 2 people you can bring $ 20,000 without a declaration. You can also bring credit cards with you. You can withdraw as much as you need funds for a deposit or a large amount for the entire transaction (the maximum amount withdrawn from cards depends on the conditions of the bank that issued the card).

 

If you don’t carry the money, then in Spain we will open an account in your name (it takes 10-30 minutes - the main thing is to get to the bank office on business days before lunch - until 14-00) and money is transferred from your bank to another country here to your account in Spain. At the time of the transaction, the bank will withdraw them from the Spanish account as a contribution under the purchase and sale agreement in accordance with the terms of the mortgage agreement. At the time of signing the sale, the bank will issue a mortgage and settle with the seller, and your property will be registered in the property register. If the purchase of real estate in Spain takes place without a mortgage, then you can pay immediately according to the preliminary contract of sale from your Russian bank to the seller’s account (basically, this is how settlements are done with construction companies) or at the time of signing by a notary by bank transfer, by transfer a bank check drawn from your Spanish account, pre-ordered by the bank 2-3 days before the transaction or in cash (often partial payment in cash and check occurs - all amounts must be agreed in advance). 3 months after the transaction, you can get an escort - a document of ownership. All these actions are possible without your presence - for this it is necessary to draw up a power of attorney on your behalf for the purchase and registration of the selected real estate and with the presence of NIE (Foreigner Number - TIN).

 

Thus, for a trip of 6 days, it is possible to have time to choose a property and, when buying for cash, arrange it, although in 2-3 working days (if there is a need for an accelerated purchase) we manage to do everything, since the whole process has long been worked out. When buying real estate with a mortgage, you need to wait 1-3 weeks for a decision to grant a loan from the bank and it takes 1 week to translate documents into Spanish.

 

You need to come to select a property option, make a reserve (deposit) for the object and submit documents to NII, then you need a second trip 1-2 months after the first trip to complete the transaction (after a positive decision by the bank to issue a mortgage) or it is possible to register earlier if the purchase is carried out without a mortgage, taking into account the time required to transfer funds to a Spanish account. You can not come to Spain for a second time if you issue a power of attorney for our company to register a specific selected property for a specific person.
